Scottsdale vacation rental rules, explained for guests.

Scottsdale has detailed short-term rental rules, and they exist to keep neighborhoods quiet. If you are booking a house for a group, it helps to know what they mean for you, so there are no surprises when you arrive.

The city rules in brief

  • •Licensing: all properties offered for rent for less than 30 days require a Scottsdale license.
  • •No event venues: Ordinance 4719 defines an event center and makes clear that short-term rentals cannot be used as commercial event venues.
  • •Nuisance parties: under the city code, police can declare a nuisance party and order people who are not staying there to leave, and fines can follow.
  • •Adults book: reports on the city ordinance say rentals cannot be booked by a minor.

What this means for your group

A family reunion, golf trip or group of friends staying quietly is what a Scottsdale rental is for. What is not allowed is turning the house into a venue: outside guests, paid events, amplified music late at night or a party that disturbs the street.

Before booking any rental, ask for its city license number and read its house rules. See how to book a large group house and booking direct.

Paradise Reserve house rules

Paradise Reserve has six bedrooms for up to 16 guests, five of them king suites with their own bathroom, plus a pool and spa, a golf simulator, a putting green and a pickleball court. Events and parties are not permitted at the house, and quiet hours apply. The guests on the booking are the guests at the house.

Frequently asked questions

Do Scottsdale vacation rentals need a license?

Yes. Every property offered for rent for less than 30 days requires a City of Scottsdale license.

Can you have a party at a Scottsdale Airbnb?

Not a disruptive one. Police can act on nuisance parties, and since 2026 rentals cannot be used as commercial event venues. Many hosts, including Paradise Reserve, do not allow parties at all.

Can you host a wedding at a Scottsdale vacation rental?

Ordinance 4719, adopted in 2026, stops short-term rentals being used as commercial event venues for weddings, corporate events and large parties.
